  64. Rental Property Manager is a full working business shareware program
  65. designed to manage the reservation and billing of apartments,
  66. condominiums or other vacation property rentals on a short to medium term
  67. basis.  The program calculates rates and taxes and compiles income and
  68. expenses to produce owner statements for any given date range.
  69.  
  70. The program is capable of managing any number of units for one or more
  71. different properties.  In addition to organizing reservations, powerful
  72. mail manager features are included to facilitate correspondence with your
  73. customer base through custom letters, or by simply printing mailing
  74. labels for a selected subset of your guest file.

  76. You can book reservations up to two years in advance and let the program
  77. calculate unit rates on a daily, weekly, or monthly basis, using rate
  78. tables that you design.  You can likewise enter a fixed rate at
  79. reservation or check-in time.

  109. Hardware Requirements

  112. This program requires an 80386SX based computer or better. It will not
  113. run on PC-XT or PC-AT computers.  You need to have DOS version 3.3 or
  114. higher.  It is recommended that you have DOS 5.00 or later.

  117. How to Learn the Program
  118. ------------------------
  119.  
  120. This program has many more features than can be easily explained. The
  121. fastest way to learn what RPM can do is to use the program and refer to
  122. the online help screens.  Start by selecting RESERVATIONS from the Main
  123. Menu.  Initially, the browse table is empty, press <F1> to access a full
  124. screen of online help which explains how to enter reservations.  Press
  125. the <Insert> key to add a new reservation.
  126.  
  127. Always refer to the bottom of the screen for a list of options.  If you
  128. have to input data, the bottom of the screen will contain a message
  129. telling you what information to enter.
  130.  
  131. Generally speaking, from within any browse table, press, <Insert> to add
  132. a new entry, whether a reservation, a new guest, a new unit setup, etc.
  133. Press <Enter> to edit the currently highlighted entry in the browse
  134. table, or press <Delete> to delete the highlighted entry.  These keys are
  135. referred to throughout the program screens as <Ins>, <Ent> and <Del>
  136. respectively.

  138. Once you have entered a few reservations, begin selecting those options
  139. that let you view reports and letters.  The important thing to remember
  140. is you cannot make a mistake and later you can go back and edit (by
  141. pressing <Ent>) or delete (by pressing <Del>) any reservations you have
  142. entered.

  145. RPM Setup
  146. ---------
  147.  
  148. The RPM program comes with sample data so you can begin using it right
  149. away.  One thing you will want to do is to enter your own properties and
  150. unit numbers.  Please refer to the file RPM.TXT for additional setup
  151. information.  There are several features such as the <Alt-Insert> 'Clone'
  152. option and 'Property Setup Report' that can simplify the setup procedure.

  187. DOS Installation
  188. ----------------

  190. Unzip the RPM zip file into any directory on your hard drive.  We suggest
  191. creating a new directory called \RPM.  The DOS command to make a new
  192. directory is: MD \RPM <Enter>
  193.  
  194. The installation directory, \RPM, must be the default directory whenever
  195. you start the program.  To make \RPM your default directory, use the DOS
  196. change directory command, type: CD \RPM <Enter>
  197.  
  198. The program start command is: RPM <Enter>.
  199.  
  200. Use RPM as your user name and password.  In the registered version, you
  201. can setup your own user names.
  202.  
  203.  
  204. Trouble Shooting:
  205. ----------------
  206. If you have any problems installing and running the program, try this:
  207.  
  208. 1. Be sure you are in the \RPM directory before you start the program.
  209. The DOS command to change to the \RPM directory is: CD \RPM <Enter>.
  210.  
  211. 2. Check your CONFIG.SYS file.  Be sure the FILES=  setting is 45 or
  212. higher: FILES=45  If you change this setting in your CONFIG.SYS file,
  213. reboot your computer.
  214.  
  215. 3. After checking points 1 & 2, try restarting the program with this
  216. command: RPM NEW <Enter>.  The NEW switch will verify that all files
  217. are present.

  220. Windows 3.x and Windows 95
  221. --------------------------
  222. You can launch RPM from an icon in any version of Windows.  First,
  223. install the program according to the DOS installation instructions.  For
  224. this example, we assume you have installed RPM in a directory called
  225. C:\RPM.

  227. Create an icon using the Windows Program Manager, select FILE | NEW and
  228. create a 'Program Item.'  Next edit the 'Program Item Properties' to read
  229. as follows:

  233. Working Directory: C:\RPM

  235. Now you only need to click on the icon to start RPM.  When you exit the
  236. RPM program, you return to the Windows Program Manager.  You have to

  238. Windows.
